From Invext Corporation, we work in various investment sectors such as business, real estate, the capital markets, and social commitment. In the case of the sector Estate agent our main objective is to invest in two types of assets: in rent and in Capital gain, always seeking to generate value in each of our investments.
Asset rotation is proactive if it generates value, as is co-investment with partners who identify with our same values.
In this regard, the property sector is one of the most relevant in our business and, within this area, the Logistics It is undoubtedly key within our global strategy. Thus, for the past 5 years we have intensified our commitment to this sector for several reasons.
The first of them is because it is a booming sector and we think it's very interesting to focus our business there. Also, real estate investments, and in this case logistics, give rise to some periodic rents which generate cash flow for the company and increase value generation.
However, our commitment to the logistics sector also aims to develop projects in strategic locations. For this reason, our investments have presence in the three main hubs of Valencia: North Zone, South Zone and Central Zone.
In line with this strategy, we have land in the prime locations in each of the areas. In the North zone We are finishing a 20,000m2 logistics warehouse located in Parc Sagunt; en la South Zone We will commence works during the second quarter of the year in Catarroja to build a warehouse of 12,500 m2 on the front line of the V-30; and in the City Centre, specifically in Quart de Poblet, we have 10,000 m2 of land where we will develop a “turnkey” project, as well as in Ribarroja where we currently have a cross-docking warehouse for rent. This amounts to a total of 64,000 m2 of logistics land with a capacity for a 38,000 m2 logistics warehouse.
Furthermore, continuing with the expansion plan, they are in Negotiation phase a total of 78,000 m2 additional in two new sites in one of the key locations mentioned.
